238 Kennington Lane marks HG Living’s first deal with International Students House (ISH), in the form of an 185-bed PBSA scheme in Zone 1 London.

For 58 years, ISH have provided affordable student accommodation for both international and UK students studying in London and with an application per bed space of 16:1, this development represents a vital addition to the charity’s offering. The scheme will be ISH’s first new purpose-built student accommodation and HG Living is proud to be delivering this landmark project for the charity.

The development will offer much-needed affordable student accommodation to students studying in London and will comprise a mixture of cluster (50%) and studio units (50%) to choose from. Students will benefit from well-designed social and study spaces as well an eighth-floor roof terrace and garden to enjoy views across London. The scheme will be owned and operated by ISH and will welcome students for the 2026/27 academic year.

The scheme sites within a 30-minute travel time of 8 higher education institutions, amassing over 160,000 full time students. Students will benefit from unparalleled connectivity, fantastic local amenity including The Oval Cricket Ground, Vauxhall Pleasure Gardens and Kennington Park, as well as the building’s high-quality, future-proofed design which is targeting ‘BREEAM Excellent’.

HG Construction is the main contractor on this scheme, working in partnership with HG Living to deliver a seamless end to end service on behalf of our new and exciting partnership with ISH.
